As an agent, it happens, you have transactions where the closing gets pushed. You have bills that do not flex just because your income does.  Thats why we offer a short-term advance to give you cash now while you wait for funds.  

As a licensed agent, we can advance you a portion of your earned commission.  It will just look like a referral split to your broker to maintain your privacy.  

Low Fees:  $100 Advance Processing Fee

5%  for any advance for 15 days or Less

6% for  any advance for 16 days - 29 days

7%  for advances 30-44 days

9% for advances 45-60 days.

13% for advances 61 days to 180 days

Simple interest based on the gross amount borrowed.

There is no pre-payment penalty - it if pays off  early.  The percentage is based on the days you requested the loan originally.  If you have to extend beyond that, the interest rate will adjust to the the new rate

Q: What is a commission advance?
A: A commission advance is a financial service whereby you and your broker sell a portion of a pending commission for a fee. In exchange, funds are advanced to you before closing. It’s not a loan. It’s simply access to the commission you’ve earned without the wait!

Q: What type of real estate deals do you advance commissions on?
A: We advance on residential resales and leases; commercial sales and lease; industrial sales and leases as well as new home and new/pre-construction condo sales.

Q: At what stage can I advance my commission?
A: Any time after your deal goes firm right up to the day prior to closing?

Q: Where is your service available?
A: Currently only Keller Williams Realty Partners agents have access to ensure we have ability to collect in -house.

Q: How quickly can my advance get processed?
A: Extremely fast*: Our commitment is to send you an advance contract within one hour of receiving your complete application package. Provided we receive our advance contract duly signed by 6:30pm CST Monday to Thursday, you will receive funding directly in your bank account overnight or the next morning depending on your banking institution.

On a Friday or any day preceding a banking holiday, provided we receive our advance contract duly signed by 12:00pm CST, you will receive funding directly in your bank account prior to midnight that night. Contracts received by 2:00pm CST will receive funding directly in your bank account the on the Monday morning or the next business morning.

*some delays may occur if your account is not with one of the top tier financing institutions.

A: Yes - we will treat your information with absolute discretion, confidentiality and privacy.

Q: Is there a minimum size commission that you advance?
A: No. No dollar value or time period to closing is too small for us.

A: Yes – all our advances can be paid back early without pre-payment penalty!

Q: How much of my commission can I Advance?
A: Up to 90% on  your split of each residential resale deals.
Up to 80% on commerical or new construction.

Q: How quickly can I get my advance processed?
A: You can have funds deposited into your account the same day provided that we receive all the required paperwork within sufficient time to process*

Q: Are your advances restricted to a closing within 90 days?
A: Unlike other advance companies, we have no restriction on the timing to closing. We will consider all deals, even if there is a long closing*

Q: Do you require a minimum size deposit?
A: Unlike other advance companies we do not require a minimum size deposit. We understand that each deal is unique, and we will consider each and every deal accordingly.
